As a landlord, you should constantly review the market and regularly ask yourself “am I overpaying my letting fee?”

Landlords are switching to us because we have created a model which allows us to charge on average 25% less whilst getting the job done properly.

What should you be paying?

Agents tend to charge for their services monthly and to calculate their letting fee as a percentage of the monthly rent.  The higher the rent the higher the fee.

It has become the norm for letting agents to charge in double digit percentages, many are still charging a letting fee of 15% or more.

In London, the rates can be even higher.

In addition, it has become normal practice for agents to significantly inflate costs passed onto the landlord for maintenance and repair work organized by the agent on the landlord’s behalf.

Under our model we offer complete transparency re our charging structure and limit our monthly letting fee to a maximum of 6% of the rental fee plus a further 2% if we are required to manage the property.

You will never need to pay more than 8% for the total service.

Do I need a Local Agent?

At the Home Cloud, we don’t have a high-street presence but as a landlord, you receive all the benefits as if we were local.

We do this over a wide area covering London and the south east because of our efficient processes and our web portal which gives each landlord a 24-hour access via their own dedicated account.

In addition to our modern technology we also provide each landlord with one point of contact with a director of the company to ensure a hassle-free service.

What if I don’t want you to manage my property?

No problem, we are happy for you to manage the property yourself in which case we remove the extra 2% fee.
